RESIDENTS: This is a brief summary of issues to consider when replying/objecting to the proposed development at Moores Lane. PLANNING APPLICATION - B/15/00673

 

Please find below a list of what we believe to be relevant "Planning Matters".

PLEASE DO NOT JUST LIST THESE PER SE. IF YOU DO, THE PLANNING COMMITTEE WILL TAKE ALL OBJECTIONS THAT LIST THEM IN THIS WAY AS ONLY ONE RESPONSE WHICH WILL DIMINISH THE EFFECT OF THE OBJECTIONS. PLEASE FEEL FREE TO PUT ANY OR ALL OF THE ISSUES INTO YOUR OWN WORDS, AND RE-ORDER THEM.

 

  • 1. Proportionality – proposal does not relate in terms of its size and scale relating to the village. Core village 15% bigger. Urbanisation of village.

 

  • 2. No large developments in one project - developments should be spread over the time period to 2030 and be proportionate.

 

  • 3. Neighbourhood Plan survey: majority of respondents support moderate growth of 5% to 10% in total; individual developments not more than 6 – 15 homes.

 

  • 4. The proposed development does not take into account developments on other sites earmarked by the SLHAA for the village.

 

  • 5. The scheme is not linked to the village in terms of design or structure and does not represent an expansion of a core village. It is remote from the centre.

 

  • 6. The proposed access arrangements onto the B1070 are unsafe. Three new and two existing access roads onto the stretch of the Hadleigh Road bordering the proposed development, plus two pedestrian crossings, driveways onto the road, and bus stops into a road which is notorious for speeding is dangerous. Visibility along the road negatively affected by the bus stops and increases the risk of accidents.

 

  • 7. Houses too far away from key facilities in the village; most people will drive; more congestion; danger for pedestrians and children; not enough parking.

 

  • 8. Highway safety issues; access to the A12 at Four Sisters north and south are dangerous; more cars increase risk. Developments in Lawford Manningtree and Brantham lead to increased traffic.

 

  • 9. The landscape on this edge to the village is very open nature and with long distance views from as far off as the A12. Size of development causes unacceptable harm to the landscape and the countryside setting of the village.

 

  • 10. Constable’s landscapes are being concreted over.

 

  • 11. No wildlife survey: hedgehogs, stag beetles are present.

 

  • 12. Proposed design and colour schemes not in keeping with a rural Suffolk village. Landscape, historic hedges and mature trees will be destroyed.

 

  • 13. Local need both for affordable and market housing based on out of date generic data, no local information was gathered by developers.

 

  • 14. No long term employment benefit for the village, the building works only last 3 years and the business units will only be built if pre-let.

 

  • 15. Neighbourhood Plan will be pre-empted; against the will of the village.

 

  • 16. Archaeology – no proper survey carried out on the land.

The formal hearing will be in approximately 13 weeks from 1st June.

 

Objections have to be lodged by 7th July, but it may be possible to extend this.

 

Your objections have to be produced as individuals, that is, not from a template or pre-written form letter.
